Villa Kucuk is a detached 2-bedroom villa conveniently situated in Kalkan's Ortaalan district.
It's just a 10-15 minute walk to Kalkan center and a large supermarket is within easy reach (only 5-7 minutes away on foot).
Here's how the accommodation is arranged:
Entrance FloorInside the property, you'll find natural stone walls, terracotta tiles, and charming wooden furnishings, creating a cozy ambiance that truly embodies a holiday retreat. The entrance floor hosts an open-plan kitchen and a snug living room. The kitchen is fitted with modern appliances, including a gas hob, oven, and fridge. In the living room, you'll discover a comfortable seating arrangement, satellite TV, and a coffee table. Large doors allow plenty of natural light to fill the space while offering picturesque views of the private garden-terrace area.
Adjacent to the living room is the first bedroom, a spacious double room overlooking the pool. Furnished with a double bed, wooden wardrobe, vanity table, and bedside tables, this room ensures comfort. A separate bathroom with a walk-in shower is located on this floor, situated at the rear of the living space, serving both as the ensuite bathroom for this bedroom and a guest bathroom.
Lower Ground FloorOn this floor, you'll find the master en suite bedroom, showcasing a double bed and a spacious seating area that overlooks a courtyard garden accessed through glass doors. The room receives natural light, creating a bright and airy atmosphere, whilst the generous bathroom offers a sizeable walk-in shower.
Outside the VillaThe entry level boasts a sunlit terrace at the forefront of the living area, complete with outdoor seating featuring a stone masonry BBQ, which is perfect for enjoying meals in the open air. Adjacent to the living space is a private swimming pool and a sunbathing patio, furnished with sun loungers for all four guests.
On the lower ground floor, there is a courtyard garden area, filled with beautiful flowers and olive trees.
Please be aware that the pool is operational during the summer season, running from May to October. For bookings outside of these dates, kindly inquire for availability.

The rental price of the villa covers the standard usage of gas, electricity, and mains water, along with weekly cleaning services. For stays exceeding 10 days, bedding and bath towels will be changed weekly. Additionally, pool towels are provided, with one towel per person for the duration of the holiday. Please note that pool towels are only replaced during changeovers.

This villa requires a non-refundable 25% deposit to secure the booking. The remaining balance is paid 10 weeks before the scheduled arrival.
A refundable damage deposit of £250 is necessary along with the final payment. This deposit will be refunded within 14 days after the rental period concludes, provided there is no damage.
Cancellation Policy
Any cancellation must be made in writing by the lead guest on the invoice. Cancellation of accommodation will apply from the date received. The following charges will apply:
Within 2 weeks of departure date: 100% loss total holiday cost
Within 5 weeks of departure date: 50% loss total holiday cost
Dates outside those listed above: 25% loss total holiday cost (non-refundable deposit)
